A local contractor tells me the SPF #2 floor joists in the home I'm looking at are not as reliable as white pine 2x8's they use in site-built homes. Since I'm not a structural engineer, I have no clue. Is this significant?

The only significant thing is the size of the lumber.2 by 8 floor joists are minimal,2 by 10 are better.
