Buying Mobile Home Parks

Can any one tell me if there is any direct way to purchase a park from the owner directly versus a realtor? Is there a web site where owners can place their parks for sale?
I'am interested in purchasing a 55 plus park in Northern Calif, Southern Oregon, possibly Nevada or Arizona. The park has to have all city services direct bill. And has to be a nice park pride of ownership.
