I am an architect in the Los Angeles area. I am looking for a manufacturer who can construct a custom prefab house from my design. The design incorporates several 12'x40' (plus or minus) modules which could be trucked to the site and lifted into place. Finishes would include 5/8" drywall interior and corrigated metal siding exterior.

If you are building only one home, you have taken the manufacturing principal out of the equation. All you want is a home built in sections inside a building. There is no cost savings over stick built, but increased costs for the transportation and module connection of the units. You would be better off to stick build, on site.
Repetition is one of the big labor saving factors.
