We looked at a mobile home for sale that needs a complete remodel. It's a 14x55. Outside is in good shape, inside has been mostly gutted except for the interior walls, paneling and subfloor.

The seller is asking 2k for it, and our plan would be to remodel it and live in it for at least 10 years.

Our plan would be to fully gut it, subfloor, paneling , insulation, interior walls, etc.

Then replace the subfloor, rebuild interior walls, redo the plumbing, electrical, and hvac. Sheetrock the interior, install new flooring, new bathroom, kitchen cabinets, lighting, etc.

I worked in construction before and have the tools and ability to perform the work. I do know materials are going to be pretty expensive. I don't have experience in mobile homes or what their values are if they were remodeled. Not sure if it's worth it.

If you have the skills and tools, remodeling could be a good investment, especially since you're planning to live in it for 10 years. However, mobile homes don't appreciate like traditional homes, so make sure the cost of materials and labor is worth the potential resale value.

Consider a mini split system for heat and air. There is also a propane wall mounted heater for backup and to take the chill off. The hardest part about remodeling ours was how it was built. Subfloor, carpet, you name it, runs from exterior wall to exterior wall. We technically have no bedrooms, lol. Removed closets and installed organizer-style wire shelves with hangers in one room, as well as a complete wall system in the master. Keeps it open, and we got rid of all that filthy carpet. Lay down linoleum and floor tiles. There are some good YouTube channels featuring people who have remodeled trailers. It can be a little boring at times, but it's a great resource for ideas.
