Bob I have a question about the deck needs to be installed before electric turned on. What are you referring to, is it just an entrance or if going with a large deck does it have to be installed prior to electric being turned on? I am not sure how I want the deck to look until the house is set.

Most counties require that all doors have proper steps with landing and rails installed prior to final inspection...

Some counties will allow you to fix the sliding door so it will not open and then allow you to build later...But not many anymore..

Sounds like you are ok....but as I said..rules changed about 18 months ago in SC..only DHEC can give the permit...might just as well get it now..

Your electrical should be fine...rehook by qualified person should cost no more than $395...

Also...Horton REQUIRES a vapor barrior under the home to keep the warranty good...be sure that your dealer has that included...Read the Horton warranty..It is very clear on this...It does NOT require the dealer to install..only that the homeowner have one..

As I mentioned in my other post...Regions Mortgage for larger tracks like this..they will finance anywhere in SC..even if there is no office near by..

1000 gal tank for the septic system...minimal 3 drain fields at 75 ft long by 3 ft wide.DHEC requires the perk test(for new installs) and your local county inspector reqires the permit and inspects the work,before the drain fields are covered and after the work is completed.
Also all standard door opening know require at least a 4ft by 4ft landing before the steps.Sliders would require a larger one.You cant get your CO without these.
Go with the heat pump,if your house is insulated well and the unit is sized correctly you will get all the heat you can handle.

Bill...I have had 3 DEHC permits require 1500 gallon tanks with 500 foot of drain field recently...the rules seem to be changing daily..

That has changed then,I just did two 1000 gal tank installations a couple of months ago.My only concern would be the drainfield.Many people dont have enough propery to put in that much drainfield(unless your talking sq footage and not trench lengths)Look at the permits and post back what the max estimated daily flow is.I'm curious to see what that number is for that size system.

All of these were in areas were there was some clay...The 500 foot is the trench lengths....We usually use to chamber system as an alternative on these....Chamber is expensive...but not much more and saves a lot of digging..

I am not at the office now to look up the permits...
