How to get court order for new title in NV

Post by invested » Fri Jan 18, 2013 12:55 pm

I bought a Mobile Home in 09, I never transferred title, now I want to sell and

when looking at title I find it was signed but never notarized. Cannot find

previous owner. Manufactured housing says I must get a court order to get title

in my name. Does anyone know how to do that in Nevada? Which court? What

paperwork needs filing? How long it might take, if all goes well that is?

I appreciate any help you might have.

Thanks for your time.

My best advice is to contract with a lawyer. It is not going to be simple and you will need expert guidance. That home is not legally yours until the title work is completed. As such you are not entitled to sell it and could have a tough time collecting on any insurance claims. When a samll fire damaged one of our rentals the insurance company would not pay off 'till I sent then a copy of my title and the latest registration.

You would never consider purchasing a car or boat and not following through by titling in your name. At this point you don't even know if the seller was a legitimate and free and clear owner. You could find that there are unpaid liens on the home, or even that a third party is the legal owner.

Take care of title work as a condition of and at the time of sale. The money you saved could be very small compared to the legal hassles and fees you will now find yourself stuck with
