finding a title

my husband and i was buying a mobile home from his sister and her now ex husband, we was paying her rent she was paying to the lean holder i guess that is what they are called, the company she had it with kept changing hand because they didn't want to deal with mobile home loans any longer, then about 2 years ago she got a call from the company we was paying to told her to not send any more money this was after they told her if we would give them 5000 they would write off what we owed, she has no idea now who has the title and has not heard anything from anyone, we are wanting to sell the mobile home but don't know where to begin any suggestion, i'm sorry for the spelling and grammar thanks again for the help

The title would have been with the lien holder if the land was not included in the loan..I presume you paid the money to the lender, they should have released the lien on the title and sent it to the payer (or your sister) . If the land was included in the mortgage a lien release should have been filed with the recorder of deeds in your county, The property deed would be the ownership document, the title would have been retired and not in the lenders possession.
Have you called the lender who got the final money and asked about the title? You SHOULD have had an attorney help with this process when it was paid. You may now need their services to help resolve this problem.
