The insurance company wants to know if it is a modular or a mobile. I was told it is a modular. How can I be sure? I have the serial #, it was made in 1985 and it has KAU as the Make. Does anyone know what that means?

Manufactured (mobile) homes are built to the national HUD Code building standard. Modular homes are built to the state & local building codes. Both are" rigorously inspected throughout the construction process in the factory and receive either a State or Federal “seal of approval” before leaving the factory. Both types, of housing, take advantage of climate controlled environment, precision built in fixtures, using all precut materials, and reduced set up time."

Generally a steel frame under the home, a serial number etched on the hitch bumper and red rectangular HUD tag on the back end (opp the hitch end) of the home are prime indications that it is a HUD code manufactured home.
Someone in the MH business in your area may recognize the home. Contact the Colorado Manufactured Housing Association 1410 Grant St. Denver, CO 80203 (303) 832-2022 http://www.coloradohome.org (You are in CO?)
You can try your state department of motor vehicles. If you can give them the address they may be able to research the origins of the home if it was titled originaly through the DMV.

The KAU as make probably refers to Kaufman and Broad..They built both quality manufactured homes and modulars..My quick guess is that it is a manufactured home..Modulars were not too common in the 80's...Tell your agent it has been there 35 years and taken all that nature has given it and survived well. A modular would have a STATE certification label some where near or in the electric box..
