To all the nay-sayers out there who think Manufactured Homes only depreciate in value, this one takes the cake. We bought a Karsten Home in August 2008, paid $138,100.00 (this includes the setup, permanent foundation, etc). Today I received the 2009 Notice of Value from the Quay County Assessor's Office, New Mexico, and they value this house at $243,432.00. So in 7 months the value has increased by $105,332.00. If we were selling the house it would be great, but for property tax purposes, it's unbelievable. I'm still in shock. Could this be correct? They have the land and fence listed separately. YES, I will be protesting this.

Most counties have a limited time window when you can contest their assessment. Call the properly appraisers office and request the forms and date limit as soon as you can
Most county property appraisers have excellent web sites today where you can look up the tax valuation on any property in the county. Check out the tax rate on nearby properties like yours... or Ask your neighbors with like homes what their tax bills run.

Thank you David. Now for the "rest of the story". After all the headaches and heartaches, paperwork, phone calls, etc. the County Assessor admitted to making a mistake. He uses the square footage to calculate the value for tax purposes and somehow entered 3600 Sq. Ft. instead of 1860 Sq. Ft. I now have a corrected "2009 Notice of Value" and a written apology. Everyone should always look carefully at these tax notices as mistakes can be made and there is only a 30-day time frame in which to protest.
