David, I have a 1995 Zimmer Castlewood home I would like to sell. It is 28 x 56, 3/2, den w/fireplace, eat in kitchen and dining area and wlk in closets. The home is structurally very sound but needs new carpet and wallboard. In other words it's a fixerupper and I don't have a clue as to reasonable asking price. I'm in central Alabama and the home must be moved. Any help would be greatly appreciated.

Putting a value on a home can include dozens of factors that may not have anything to do with the home itself. When there is real-estate included location is the biggest factor.
When you are selling a manufactured home that must be moved you must consider the cost if moving the home and installing it again.
Anyone that purchases the home will be compelled to spend that money prior to being able to put your home to use. I dont know what the cost or relocation a double wide is in your state but here in Florida you could be looking at over $15,000 for permits, take down, install wheels and axles, water-tight close up, transport, reinstallation and hookup to existing water septic and electric. If the utilities have to be installed the cost increases accordingly. As the cost of relocation increases the market value of the "must move" home goes down.
