Hello;
This is my first MH Trailer,We make settlement soon, What do I do first? How do I get a inspection on a MH? what happens if it needs work from the seller? What do I need to know about under the skirt? I heard something about the pipes has to be covered for winter, How do I know if this is done? How do I find out alot about this trailer? Plz someone give me some answers before I do something that I might miss. Can anybody tell me what to do first? I put down my downpayment, now what?
Plz if you know something about a Mobile home trailer, can you plz let me know.
I would appreciate it very much.

Buying a used manufactured home (you will feel better if you call it by its real name), is not any different than buying any used home...
To see how things can be different than they seeem see this thread on one of the other boards here..Read all the posts to find out just how bad it can get..

As mentioned, you the buyer are responsible to look out for yourself...Much like it is often said you should have a used car inspected by a quality car mechanic before buying..YOU should also have ANY used home inspected by a qualified home inspector prior to purchase...The time to do this is before you buy...You will find home inspecctors in your phone book ( or call a large real estate firm and ask for a referal)..You should find one that has experience in manufactured homes...He will charge a fee (you might have to shop prices in your area). He will inspoect the home in detail and develope a comprehensive report...Then you will kinow if there are any problems that need attention...At this point you can buy the home or negotiate with the seller about any repairs needed..Of course you can cancel your sale and find another...
Time to do this is NOW...

If someone can help me out, I am located in Phila, Pa, and I need to find a inspector asap, in Phila, That knows how to inspect a Mobile Home Trailer, I just can not find one in my area, or surrounded area. If someone can give me some information on how to find one that does this, I would very much appreciate it.It is a 1976 Trailer and am concern; What questions should I ask , I understand they have problems with the floors mostly. any thing else I should be concerned about? Any advise I can get, this is my first Mobile Home Trailer.

Hello;
I was told that you are suppose to wrap your pipes maybe every other year. Is this true or How long is the wrapping good for? and How often do I have to do this? Is it up to the original owner to do this before we move in? or is it our responsiblity to do this when we move in? Anybody can tell me about How much this cost?
