Question on Warranties

We are thinking of buying a 2005 Redman double wide 28x44 for $35,000. It is new and has not been titled.
Will the warranties still be good?
We are buying it from our park owner where we already live. The managers think the warranties are still good but I have my doubts. We are buying it from the park owner but the negotiations are through the managers. Any input is appreciated.

Redman warranty would follow the house and would still be good IF THE HOUSE WAS NOT MOVED. You probably should Call the Redman plant directly to be sure...Most of their warranty will be for only 1 year..If the owners manual is still there it will have a copy read it carefully..Sometimes original warranties are only good to start within 24 months..So a call to Redman would be in order..Have the full serial number handy. Do remember decors and colors probably have changed which means Redman might NOT have matching parts for any replacement necessary.

Original new home warranties will NOT cover wear(cosmetic) items on a model home...Such as floor tile cuts, gouges in walls, broken glass, carpet wear or stains, trim problems....Reman will cover details when you call..Just remember you will be buying a model that has had 100's of folks walking through..Small wear items will be on you or for you to negotiate with the dealer.

Other warranties I.E shingles, siding, windows, furnace, a/c, appliances are all by their original manufacturers and NEVER were by Redman..They would all start when you buy the home. These documents should all be with the owners manual..

There are insurance companies that offer extended warranty like coverage..
Often for 5 years.This type of coverage would cover you EVEN if Redman went out of business.These are sold by the dealer (park). Maybe you can convince them to help offset the cost for this old of home..They are desperate to sell this home by now!

Remember as a "new" home you should get ALL sales details in writing..

Again you should call Redman to confirm the warranties and policies..GOOD LUCK

The home was placed in our park from the dealer and hasn't been moved.
The home is in excellent new condition with the only problem we can see being a small gouge in the linoleum.
It seems to be well made.
We are just being very cautious as this will probably be our home for the rest of our days.
