Selling a mobile home as personal property

My Dad passed away about a year ago and I am ready to sell his mobile home. I've never bought or sold a home before and have no idea what I'm doing. Its not really worth a whole lot so I'm not going through an agent, I'm planning on selling it myself. I've been told by some people that you can sell it as personal property instead of as real estate, how do I go about doing this? What is the difference? Is there information on this somewhere? I checked the internet and couldnt really find any info. The mobile home is located in Washington State, the only thing I could find is that the seller has to pay an excise tax?? Please help!

The home should have a title..then the paperwork is just like that of an automobile...You should check with your states title office to be sure you process the transfer paperwork into your name..Once into your name..you can sell it as you would any automobile..

1- You can visit a local licensed dealer to find out what they might offer you for the home and what the paper work procedure is in your state. This will also give you an idea of the wholesale price of that year, size, brand home in your area. You can get a retial price "book value" on line Here

2- You can also put a FOR SALE BY OWNER listing Here OnLine.

3- A small classified ad in your local newspaper might bring you some interested buyers.

4 - Most potential buyers will need some financing. Contact a local bank to see what kind of financing might be available for your buyers or you can contact lenders that have home alone financing by submitting the form you will find Here

The benefit of creating a permanent foundation is that it will allow you to file for a FHA title II loan, but more importantly will be recognized as a real estate as opposed to personal property. We are also able to do this at a fraction of the cost of brick or other masonry. Another advantage being that most homes take just two days for a full and complete set up.
