need financing for 1969 mobile

I'm having a difficult time finding financing for a refinance of someone owning a 69' single wide with it's own land on a canal that has access to the gulf in Hudson, Florida - any suggestions, other than hard money???

Most national lender programs will only finance homes that were built after the adoption of the HUD code in the late 70s. There are many older homes out there that have a high value due to the same reason that any structure maintains or even gains in value, which is location and condition. The best place to look for financing would be a local bank or saving and loan. Local lenders know their market and will understand the desirability and intrinsic value of local real-estate or even an older home on leased land in a superior community.
