Possibly Selling my 2005 Skyline 14 X 70

hello all...

Well before my wife and I expanded our family (baby due after Christmas), we purchased a very nice brand new 2005 Skyline Homette 14 X 70 with all the options. It is quite nice and we are very satisified. It is financed for 20 years at around 10% interest. My FICO was checked today and it is 620 (Transunion). I paid off massive credit card debt and my FICO has increased 90 points in 6 months. So I am predicting (all things being constant) that my FICO will be in the upper 600's - lower 700's within a year or so. And that is when I am planning to make a move.

We will be needing more space and we are considering selling this home (or trading it in) and buying a double wide and putting it on a basement. We are dealing with the same dealer (Hartzlers in Dover Ohio--Great Customer Service). I have even pondered putting a basement under what we have and adding on by about 500 or so sqare feet.

Should we go the x-tra mile and get a modular or would it be safe to stay with a double (oh yes...if we get a double we are ordering osb wrap and tyvek for an extra 1000 dollars) or put a basement under the existing trailer and adding on.

So....here are my options

1. Keep the trailer and place a basement and add on?
2. Sell/trade the trailer and put a Double wide on a basement?
3. sell/trade the trailer Modular Home?
4. Sell the trailer and get a Stick Built?

Any suggestions....any input....any ideas would greatly be appreciated.

The route to go would be to sell the home...trading is probably NOT an option for this new of a 20 year loan...Even selling it might be a task..I am not sure about your area..but in general stick built will cost about $110 /sq foot...A better quality modular will be about $80/ sq foot and a very high quality manufactured home will be about $50 / sq foot...Your choice will be a very small stick home or a much larger manufactured home...

By the way you will have a better time selling if you call the home by its proper name..a single section manufactured home...Trailers are to haul cows and horses in or carry a boat on.....
