MH titling

Post by larrywat » Tue Jun 20, 2006 1:08 pm

I just moved in to a new manufactured home set on a block foundation with perimeter blocking. I received a letter from my bank with an application for title from the state. Is this necessary since it will never be moved, sits on 14 acres financed with home and has had all county inspections or is there a different route? Property is located in Arkansas.

If the bank has a lien on the land..most would rather not have a title..If only the home is in your bank loan..they will have to title the home to place a lien on it..Of course you so not intend to move the home...but the bank must cover all bases for when they are owning the home..

Every state has a way to retire the title and make the home part of the real estate..In GA where I am at...the home must first be titled and then the title is retired and the home becomes part of the deed for the land it is on...The set up has nothing to do with it..Only the government paperwork and fees..

I only have a serial number for my son's mobile home and I am trying to do a history check on it, because he only got a bill of sale and not the title. The DMV will not give us the title holder's name, so I want to do a search using the number I have. It is only a 12 digit number instead of a 17 digit number as all Vin checks ask for. How can I research this information?
