My husband & I are considering buying a manufactured home and putting it in a park in Rohnert Park, CA. The park has "rent control" and seems like a nice enough park. We met some folks there walking around who told us how they like it.
Questions: Given that housing prices are become all but out of reach for most first time home buyers, will there be an increase in manufactured/mobile home buying? If so, will that affect the prices and equity of the homes?
Do manufactured home appreciate? If so, how much? Is there a point at which they no longer appreciate?

You're in a special place, so to speak (I grew up in the Bay Area and left due to housing prices). You would be in last place to gain appreciation, behind single-family homes on land, and condominiums/townhouses. Usually, homes of all types depreciate, while the land they sit on appreciates, resulting, usually, in net appreciation. You should make sure that rent control will continue into the future - if not, your value would be affected negatively.
