We purchaced a home January of 2005 though a dealer called Wandalan in Nokomis, Fl. Finally had house delivered in Dec., C/O in Feb. 2006. The home is in a moble home park in Venice ( Country Club Estates). Wanalan has told me Heartland will not send a certificate of origin. They say it is not a moble home, it is a DCA home and there is not a certificate of origin. How do I get a title to my new home?

From the community web site..it seems that you own the lot and are a share holder in the park...this is a resident owned park....I saw listings in the $400K range for some of the new homes...I saw 60's model single sections listed for $70K...This has to include the land...If your home is a DCA home...There is NO title...once the home is built on the lot it BECOMES part of the real estate and the deed IS your ownership document...The attorney who closed your paperwork should be able to explain the Florida law to you..I am sure by now the dealer has as well...Have you spoken with Robert O Gorman..the real estate agent who has an office in the park...I am sure he would be happy to explain...

Many thanks from Barb & Dave Carrick. We weren't sure of getting insurance because we didn't have a settlement. We will follow this through.and speak to the park Real Estate man. And yes,we will enjoy,it is beautiful here. Thanks

i purchased a mobil home in jan 05 from a woman. she claims she bought the mobil home from jeffco mobil homes and they no longer exist. she also claims to have never recieved the mobil home title. i have a bill of sale for the mobil home, and nothing else and am interested in selling, but am not sure how to acquire a title. can you help? st. louis, mo. jefferson county

You have a big problem...The lady you bought from must have paid cash and never followed her title...You might call the manufacturer and ask were the MSO went..Most likely the dealer had a loan on it and it went to a lender as collateral....They would not have released the MSO to the dealer if he did not pay them..The MSO is required to get a title...Which would mean that bank would have a legal claim on your home...You did not mention what year the home is...but the original lady could file a complaint with the title office in your state.....Did she look like someone who paid cash..If she financed this home with her land there may NOT have been a title issued..Which would mean her mortgage company has a claim on it. Did she show you her paid in full bill of sale???You might check with your local title office with the serial number (Vin number) and make and the original sale date and ask if a title was issued...It may well have gotten lost in the mail...If they did issue one..She can apply for a lost title and transfer it to you...Buying a home with out a title is full of danger...v v You have put your money into her hands on a lot of trust in her word..You have NO way to sell the home now...Technically you might not even own the home yourself..

Suggest you contact the division of motor vehicles, or what ever the name is of the titling agency in your state. Most have an enforcement division who will have an inspector review the case and offer competent and correct advice on your situation. They will most probably contact the party you purchased the home from, and then the dealer principals. Titling agencies don't like not getting their tax dollars, and are very efficient in this type of matter.
