I am a Realtor in Wyoming. We are having trouble with our local building inspector on "Manufactured Housing" Many of the older covenated areas say No Mobile Homes. Some allow modulars on a perm. foundation.
Our appraisers talk about HUD vs. UBC manufactured housing.
1. I would like something plain and simple on the differences between HUD and UBC coded manuf. housiing.
2. Is there a difference when financing HUD vs. UBC?
3. Please, something printed that defines: Mobile home - Modular Home - Manufactured Home.
We need to do some work on old covenants. May as well get it right.

A mobile home is pre HUD(built prior to 1976)
A modular home is not a HUD home,and not on a moveable frame system(no steel under the home),built to local codes and transported to the the site via truck and reassembled.
A manufactured home is a HUD approved home built after 1976,on a steel frame system with the HUD approved red metal tags on two corners(single,double,triple or quad wide.

Pre Hud Loans
Why do lenders make it so difficult to get a Pre Hud Loan? The origination fee is 3-5% down pmt required 25%! Very few buyers are able to have the money to get these loans and sellers are not able to sell!

Our renter wants to purchase our mobile home (modular built prior to 1976) and has had not luck whatsoever in getting financing. We have been close to closing on it at least five times and have finally been told that there are just no lenders out there willing to lend anything on the home. Are we out of options?
