metal roof on Fla. room addition.

I am very close to buying a mobile home with a florida room addition with a metal roof. When going to see the home, the fla room was extremely warm. The man said he was getting 200 dollar electric bills. Inspection of the ac and heat pump unit showed that it was froze up. Iced. It looks like the hot roof and ceiling may have been causing the air conditioner to run too much too long, and therefore has put too much work on the air conditioner. I think if the roof had something on it like Kool Coat perhaps it would not create such a problems.'

I would like your ideas on how to solve this problem. There are central.air ducts going into the room to cool it, but it does not cool enough.

Would kool coat sufficiently cool the roof down so we would not have a problem cooling this room, with central air? If I buy it I don't want those high electric bills or the pressure put on the air conditioner. I love the home other wise.
