Manufactured Housing
Re: Manufactured Housing
Well,if you think about it a good portion of 70's & 80's MF homes in south florida were destroyed.hence there wortless. However to be fair , vintage mobile in Fla are about the only place in the east they have any kind of value do only to location. You take the same home in a park in tampa and put it in macon and its worth nothing.
Re: Manufactured Housing
The value of your home is high because of this...."So, the only way I'm going to get my money out of this box is to sell, but then what could I buy? The average stick home for the same size as my mobile home (1700 sq. ft.) would cost $350,000 (and it would be a "fixer - upper")."
A person with credit scores as high as yours often get creative..I have seen some even finance homes with credit cards at very low rates...
Unfortunately national lenders do not have this situation often and must set policy with a national slant...
I heard yesterday that Californians are finally coming to their sense's and moving out...For the first time in decades more folks have moved out of CA in the last 2 years than moved in...It was reported that they seem to be moving to FL and TX...Look out FL and TX...

Re: Manufactured Housing
Murray, The following is the reply I got from my e-mail. I was impressed.
Thank you very much for your kind comments about manufactured housing. MHI, the national trade association for the manufactured and modular housing industries, is working on several documentaries/advertising forums to tell the positive story about this housing option. We are also studying the financial costs of mounting a major advertising campaign, much like the Recreational Vehicle Industry's "Go RVing" campaign. Stay tuned for further developments.
Again, thank you for your support of manufactured and modular housing. Have a great Holiday season.

Re: Manufactured Housing
No time is better than now...Hope they move forward soon..
Some state associations do a good job...look at Florida and how quickly they took on what could have been a disaster for them and the whole industry..The hurricane reporting was disasterous...but now the Florida Association is making the hurricanes a plus...Even got the governor to make public statements..
Other associations just seem to collect the money they get on each home delivered into their state...and do nothing...witness Georgia...will not even keep a $100/month web site up and running..
Would be nice if the biggest 20 manufacturers join with the national association for a large national effort...
Thanks for your efforts..

Re: Manufactured Housing
Hey Everyone,
I am looking for any advice. We found some property and the septic tank and power pole has been dug. I am not real sure what kind of trailers (standards) to look for. Our money is limited and so is our time. Anything that will help us to expedite our experience would be helpful. Oh, the property is near Roanoke Al. We always wanted a chance to have a couple of acres. This is our chance.

Re: Manufactured Housing
You can go from high $20's to mid $50 per square foot and less if you go single wide pre-owned. As with any home, you can spend as little or as much as you want but quality cost more.

Re: Manufactured Housing and growing the industry
Just a thought....
I have never seen a show on HGTV (or other similar networks) focusing on Manufactured/Modular housing......
Has anyone ever thought to contact them and convince them that there is an untapped market?
