I AM TRYING TO PURCHASE A USED DBL WIDE THRU FHA FINANCING. THEY TELL ME I NEED TO ASK THE OWNER IF IT WAS SET UP TO MEET THE CODES REQUIREMENT. CAN YOU TELL ME WHAT THIS CODE IS, HOW THIS HOME IS SUPPOSED TO BE SET UP. I THINK THE MAIN CONCERN HERE IS THE FOUNDATION . THANK YOU

Kentucky statute is clear. The home is to be set up inaccordance with the manufacturer's instructions, as contained in the installation manual provided with the home.

The FHA has special set up requirements...It is unlikely that the home is set to these requirements..unless the home was originally financed by the FHA...
Your lender should have already told you that the FHA requires the home to be inspected by an FHA inspector...He will be looking at the set up..condition of the home..steps..driveway..the list goes on and on as to FHA requirements..Most often if the home fails the inspection..he/she will tell you what has to be done to meet the rules..The only way to know for sure is to pay an FHA inspector to inspect the home...
All FHA "foundations" will have skirting that is block or brick..this skirting will be on a poured footer...the piers of block will be on top of poured concrete footers..the piers will be mortared or surewalled..Steps will be permanently attached to the ground and not be moveable..There are other requirements..but these are easy to see..
