Does a manufactured home increase in value like a regular home? Is it worth it to put money into home improvement (aside from general upkeep) in hopes of selling the home for more than you paid for it? How different is the market for mfg. homes than regular homes?
Any information you can give me will he helpful?
Thank you.
MFG. HOME RESALE VALUE
Re: MFG. HOME RESALE VALUE
Maybe this will answer your question - I looked at an OLD manufactured home sitting on three acres in Canton, Georgia. When I say "old" - I mean this was built in the early 80's (1982, I think). The house was extremely well-maintained but not at all attractive - i.e., dark brown paneling, brown cabinets, not a lot of windows, narrow door openings, tiny bathrooms, small kitchen, etc. It was not at all anything that I would consider and yet the sales price was $150,000! (I actually went up there to look at one of the 3 acres that was sub-divided from the other two acres, but the owners were unwilling to sell just the one acre by itself, so I looked at the house) I don't know whether they got/will get the full price, but I would think that they can come close.
As stated in earlier posts, if you go to the real estate listings in your area on the internet, you'll be able to get a clear picture of what double-wides are selling for.
Even though I'm buying a site-built home, I STILL PREFER manufactured housing. It's great quality for the money, and I'm still disappointed that I won't have my deluxe white kitchen with an island, a separate den and living room, and that fabulous glamour bathroom with the huge tub!
But someday when I'm retired it's going to happen.........................
