other options to selling mh

My mother has owned her MH for approx. 3 years. She is old and beginning to fail in health, so we need to get her into a senior housing setup. The MH is in a park so we contacted the realtor within the park to sell it. She tells us that older homes such as my mother's are difficult to sell and that we can only expect to get 16k to 19k for it. Mother still owes approx. 26k to the bank. In the mean time lot rent is going up another $20/mo. and they are asking her to sign another year lease. Do we have any other options for unloading the MH???
