purch single wide for own property

Post by debbie johnson » Fri Aug 13, 2004 11:50 am

Greetings:

I have been having a difficult time obtaining financing on a single wide trailer for my client. The trailer is on concrete piers on private property as opposed to an in ground foundation. The seller must close 8-27 and says the original trailer title is retired and the county now registers the property as a single family residence. It has siding from the ground up and the engineer at Keystone Inspection 800-822-2720 says although it would be difficult to move the trailer, it is still possible. Please tell me what I must do or who to call about obtaining financing. The buyer is ready to give up. Call me as soon as you can at 516-855-1966 NRF Funding.

What does Keystone Inspection have to do with your client getting finance...If this is a FHA inspection...find another inspector..call a dealer in the area and ask for one they use...an FHA inspector should be familier with manufactured homes as well as the FHA rules...

Of course the home can be moved...so can any stick built..even brick homes can be moved..FHA does do single section homes on the Title 2 program if the home is set to FHA specs...all you need is a FHA inspector to say so...Our dealership is closing one this week with Bank Source Mortgage...They are national and will deal with brokers..

hello,
I also am having a problem financing a single wide trailor.I live in NY, the property
is owned by a family member. The property is on a acre and a half. The single wide has a 25 foot addition on front.A pernament cement foundation, enclosed skirting, and the hitch has been cut off. There also is a 25 x 30 foot foundation, with a roof, that is a garage. I've considered building on the foundation, but don't want to if I don't have to. I been told all over that you can not finance a single wide in NY.....Is this true, and can you recomend anyone to do this...please help....
the property has been accessed at 48,000 and he's asking 35,000.Theres got to be a way to do this.
Respectfully, michael keaney
