Final inspection - Professional engineeer

As I really don't know what to look for in a final inspection, other than go by a checklist, would it be a good idea to hire a prifessional engineer who specializes in MH's to do the inspection with/for me? Any idea what he/she might charge?

We just had a loan close for FHA- they required an engineer to do the final inspection on the set up & the foundation. After the county & city had inspected it too !

This company charged $350.00 - he wanted his money at the door when he got there - cashier check or money order only.

Do a search for "moblie home inspector in _______ "( your state)

Thanks Karen. Did he give you a list of discrepancies that you can use to get things fixed, or did he just give you a certificate that the home was "set up acording to the book" to satisfy the FHA? If he gave you a list, did it include minor things like cracked sheetrock or was it just major items?

If he is like some of them I have dealt with..he collected his check..then signed a statement (wordy and technical sounding)..that says the set up is to the FHA requirements...

Nothing else is concidered...

Kevin-
Thye did not give me any paper work - everything went to the lender. I do know that it was very detailed. They ask me tons of questions about the home too.

I had to have 2 FINAL inspections- one was HUD engineer & the other was a FHA inspector. The HUD guy wanted to look at the footing & foundation. The FHA needed to make sure that everything that was in the sales contract was done.

He takes down the serial # for the stove, furnace, water heater & such. He also makes sure that the lights, trim, carpet, doors & such are done right. I will check my paper work & see if they gave me any info on that.

The FHA inspector did tell me that he did not pass a few homes because the trim was not completed, or the seeding of the lawn was not done. He said that years ago he said something was done & it really wasn't & he got in trouble. So now he REALLY looks things over.

Most dealers are waiting for the FINAL inspection so that they can get their money- if he says it is not done then they WILL DO IT - or else they laon will not close.

Our deal was completed for 6 weeks before the lender even sent him out. Yes I am looking for a new lender *()*. We had to wait 2 months to close the deal because they kept coming back with new "conditions" to be met. I thought that was a little much ! The buyers had great credit & $25,00.00 in equity on the land/home deal. I could have put them anywhere for the loan. But we stayed just to get it done. ( I am shopping around from now on - for the right lender)
