CERTIFICATE OF ORIGIN

I AM A MORTGAGE BROKER TRYING TO HELP A LADY OBTAIN A LOAN ON HER D-WIDE. LENDER IS REQUIRING, A TITLE, CERT. OF ORIGIN, OR LETTER FROM DMV STATING TITLE HAS BEEN RELINQUISHED. DMV STATES THERE IS NO RECORD OF TITLE, EVEN THOUGH WE HAVE V.I.N. #. THEY SAY IT HAS BEEN PURGED. MANUFACTURE OF HOME SAYS THEY CAN'T RELEASE CERTIFICATE OF ORIGIN, BECAUSE THE HOME IS CURRENTLY FINANCED (NOT SURE WHAT THAT HAS TO DO WITH ANYTHING) HOME WAS SOLD AS A FHA FORECLOSURE AND YOU CAN'T SEEM TO GET ANYWHERE WITH HUD. ANY SUGGESTIONS ON HOW TO OBTAIN ORIGINAL TITLE, OR CERT. OF ORIGIN? MY EMAIL: [email protected]

Check with the original closing attorney about the MSO...Also..if you are lucky and dealer is still in business...check with them...

A few years ago...there was a problem in the handling of MSO's...Mortgage companies did not want any title...only deeds...so many MSO's sit in the files of the original dealers waiting this call...

Today..in most states the home is titled...then title is retired...and state has these records..

FHA almost always has perfected docs...you might be stuck dealing with them...Or try another lender without this requirement..

Dear Sir:

We hae been trying to refi our loan and have come up with a problem on our modular home. It was put on this property in the 80's. Since we have obtained it in 1999 it has been refurbished on the inside and out. Everyone keeps asking us about tags on the outside that shows the VIn#. There are no tags on this modular home. Even the appraiser looked. The company that is looking at our refi says there has to be a #. We live in Colorado. My question is where to we begin to look to find out what the vin# is prior to when we purchased it?

I am at a loss here!!

First, if it is in fact a modular, it does not have a VIN#. If it is a manufactured home, it does, but the tags they are speaking to, do not have to do with the VIN, but with the HUD label number. The VIN on a manufactured home is on the backing plate of the frame. If it is a refinance, isn't the original paper work in your possession? If it is titled, the VIN is on the title(s). The certificate of origin is the document issued by a manufacturer, then surrendered to the titling agency in your state, to produce the title.

did you have any luck getting a title or certificate of origin? We are having the same problem.
