I'm looking to purchase land and have a new cavco 1860 sq ft home put on it, just wanted to run the numbers by someone who can check them to see if all looks ok:
land-40
home with some basic options+deliver+surcharges-77
land prep, house setup (foundation etc.), driveway, deck--15
attached garage--16
softwa costs (loan costs, permits, utility hookups)--22
total cost with some contingency is about 180
Home of this size in the neighborhood are going for mid to high 200s.
I'm wondering
1. do these numbers look correct, am i missing anything, too high, too low?
2. Will such a home (cavco developer series with some decent upgrade options and stucco) appraise at close to stick-built home prices all else being the same (landscaping, decks, nice lot, etc.) If not how much less would it typically go far? I'm trying to figure tihs out, as far as I can tell once its put up it looks just like a stick-built home, quite hard to tell the difference.
