my boyfriend and i were given some property and he is dead set on a modular or boca home, but i really think we should do a double-wide. he only wants to spend a small amount of money and in the modular/boca homes we have maybe 3 floor plans from every place we've looked in that price range! i really like the double wide floor plans cause we have many more options and ive heard they are just as good as the boca homes. he wants the boca because they dont have a frame or title. my question is, would it be stupid to go with a double wide or is he right to stick with the modular/boca home?please help!

Manufactured (HUD) homes come in a wide range of quality...Boca modulars do as well...

You are in the same boat all of us are...you have to decide between quality, size and features..all the while keeping things inside your pocket book..

There is no exact answer to your question..some HUD homes are just as well built as basic modulars...some HUD homes are not..

You and him need to take a lot of time..decide your families needs.. your desires..your pocket book (often folks are a little too conservative on pocket book issues)...Shop shop shop...

Most HUD homes when mortgaged like a modular do NOT have a title...

You might want to visit a web site of a happy consumer in your area..See what he has done with his HUD home..

When buying a home buy what you can afford in three years not what you can afford today. There are many times that people buy what they can afford now even though they will our grow it soon and with interest rates as low as they are, now is the time to stretch and get what you can grow into not out of. If it is on your own land you will have a property and home that will retain it's value and the three year stretch will pass in no time.

I disagree with buying more than you can afford today, in general. We live in a time of low inflation / maybe deflation. Housing prices will slow down soon. Unless you are very sure your income will increase, I strongly disagree. Too many people stretch and leave no room for an emergency, ending up losing their home.
As well, if at all possible, buy a home and land, rather than in a park. If you buy in a park, appreciation will be rare to nonexistent.
