selling mobile home

3 years ago I took over payments on a singlewide 1993 Clayton Ashland mobile home 66X16(2 bedrooms, 1.5 baths). Now I'm looking to sell it or have someone take over payments. I am leaving all the appliances even the washer and dryer. I am renting the land from the community. Problem is that when I found someone to take over payments, the lending company(Conseco) told me that they don't do transfer of equities anymore. My only other option was to sell it but I don't think it is worth what is still owed on it($18,000). What can I do? I just want out, any suggestions would be helpful.
