Why aren't manufactured homes more popular around here?
I'm not talking about buying a manufactured home in a community or trailer park, but buying a piece of land and dropping one on a foundation. I feel like there's a stigma that's stuck with them since the trailer park days, but the ones I've toured recently seem pretty solid with the right upgrades. Pricing them out here in WA it's almost half the price of a comparable stick built home. The more I've looked into them the more it seems like the only real feasible way to own a home in my lifetime. Is there something I'm missing that is an obvious red flag?

You're right that manufactured homes can offer a more affordable housing option, especially when placed on a foundation. Here are some key considerations to ensure you’re making a sound investment:
1. Land and Foundation: Ensure the land is suitable and zoned for a manufactured home. Verify that the foundation meets local building codes and standards.
2. Home Quality: Look for homes built to current standards (e.g., HUD Code) and check for high-quality materials and construction.
3. Financing: Financing manufactured homes can be different from traditional mortgages. Research lenders and loan options specifically for manufactured homes.
4. Depreciation: Manufactured homes typically depreciate faster than traditional homes, so consider long-term value and resale potential.
5. Insurance and Maintenance: Check insurance requirements and coverage. Be prepared for ongoing maintenance and potential costs related to repairs.
6. Local Regulations: Be aware of any local regulations or restrictions that might affect your property or home.
7. Resale Value: Research the local real estate market to understand how manufactured homes hold their value in your area.
If these factors are carefully addressed, a manufactured home can be a viable and cost-effective solution.

I personally find prefab homes more appealing than other log homes. I think they have a lot of potential and will likely become more popular in the future.
