BJs and Nipomo are under the same control, so I will tell you about problems with the Nipomo dealership. I would suggest that you confirm who is doing the installation of steps, awnings, skirting, and foundation. The installer for K Jones Manufactured Housing, Lic # 305591 has created many issues in the installation of my friend's home. I witnessed bent nails, missed staples in the skirting, gaps filled with caulking, staples left half out that were later bent over and filled with caulk, loose panels, and other issues I won't list. Be sure to check on the people they use for installation.

Also, a word of caution on using escrow. In the escrow instructions they will likely state that the funds will be released to them upon issuance of a certificate of occupancy by the state. This only means that the home is in place and secured, blocks are in, and sewer/water/electric are hooked up properly. This does not mean your home is complete and ready to move in, and it allows them to finish the work at their own speed once they get the money. You will have no recourse to force them to install and finish to your satisfaction if you sign instructions with that provision.

Be sure you state that funds will not be released until you are satisfied with the home, and instruct the escrow company to release funds. This also happened to my friend's home and they learned the hard way. This all happened while dealing with the Nipomo dealership, but they use the same people for Paso Robles. In fact, when I bought MY home from Nipomo, I had many of the same issues. The difference is that our escrow instructions provided that we had to release the funds when we were satisfied. We had problems and they told us they could not finish until we released the money. We told them we would not release the money until it was finished, and we had them correct the shoddy work that was done.

Just letting you know about these problems. We both purchased from Nipomo dealership, and want others to be forewarned.

Hallmark is now represented up in the Paso area by Macy Homes. Their rep that will be able to help you out is a great guy named Kelly (Grover Beach).
