single wide suggestions

After looking at used mobile homes I finally found one I would live in. I am single. 2 boys on wkends age 2 and 5. I found an 01 fleetwood for 13.5K 2bd 1 bath. Little lady lived in it. but by the time I move it reskirt I can add 3K. then I'm at 16.5K.
Here in Oklahoma I can buy a clayton 2bd 2bath, bigger home, metalroof, metal side for 25.5K and its brand new.

I had looked at palm harbors and liked them. However I see they are in finanacial bad shape. they were 33K. I had looked at some solitares too. I can get one for around 40K new.
I had an inspector look at a used one and talke for an hour with him. He said the deal with solitares is they will hold their value and he's seen people sell them for more than what they paid.

I might later sell this MH or move it by a lake.
What MH do you suggest for around 30 to 40K in single wide.

Any new home will come with a manufacturers warranty. Most today are fairly comprehensive and cover any defects for a minimum of one year or for as long as ten years. The new homes will be built to and insulated to the latest federal HUD standard and will most likely cost less to heat and cool overt the years.


The advantages to the pre-owned home is the price. In today's market "cash is king", if you are a cash buyer you may be able to negotiate an even better price spread on the used home. If you are looking to a home as a stepping stone the less you spend the more you will have to start toward the next step.

This is a very personal decision as this will be your family home. If the used home is in acceptable condition and you are able to meet the challenges of owning a home with out the cost of the warranty cushion consider the used home.

It sounds like you have already had a professional inspection. If you have not paid for an inspection report then do it. Factor in the cost of the any and all repairs that you learn are pending.

$3000 may be a low estimate of what it will cost you to install the home. Be sure anyone you contrat with is including.

Impact fees (some areas)

Site Preparation. (This could be slight or extensive. Some counties require soil compaction tests and engineered certified foundation prints..drainage plans etc etc... Call your building permit authority to get a full listing of their requirements).

Water, Electric, Septic and gas hook ups.

Air/Heat Unit installation.

Inspection Fees.

I've been looking for a quality singlewide as well. So far, I'm really sold on Solitaire. You might want to check with a different dealer. I have had found prices varying by several thousand between dealers. For example, I'm pretty sure the Tulsa dealer is selling the 2 bedroom singlewide for $31,000 now. Another dealer is selling it for $37,000.

Also, check classifieds for used solitaires. They are a little hard to find used, but I've seen several for sale on craigslist in the last month.
