Set Up and Delivery Costs

Are set up and delivery costs included in the price of a home? We recently got to the closing of home and the retailer tried to tack on an additional 14k for delivery, setup, a/c (which we were already told was in the price) and miscc. paperwork associated with closing. All advertising that we have seen indicates that set up and delivery costs are included. Any comments, suggestions???

In this tight market there are a some unethical sales tactics going on...In some areas of the country, set up, a/c and underpinning are included in the price when quoted...Other areas of the country this is not true..In some parts of the country only the base price is quoted...then factory options...then locally added options..

When shopping you should always get your promises in writing...few customers actually ask for this....

Is the payment higher than quoted...Maybe the salesperson quoted the base price but then quoted a payment with the items..When asked..he might have said " the payment included delivery and a/c"...If the payment was as quoted..he actually told you the truth..

If you were told the home was X dollars and that that included set up and a/c..You have found one of the unethical delaers...Move on..

As an initial price---for example, a quote over the phone---most retailers quote a base price. However, they should say it is the base price for the home only. We often quote homes this way. And it makes sense to do so. Unless we are familiar with the location in which the home is to be placed, we first want to visit the site then we will offer a quote for the set-up and delivery. This way we'll know in advance if there are obstacles (fences, street lights, signs, wires, etc.) to be moved to accomplish delivery, and whether the site will need prep work (grading, utility installation, concrete) before delivery is made. Once those factors are known the set-up and delivery may be priced appropriately.
Naturally, all this is done and there is agreement to all prices well in advance of closing. The retailer you visited was wrong to wait to the last minute to advise of the set-up and closing costs. I agree with agustaga, you should move on to another retailer. Good luck.

DEFINITELY, GO TO ANOTHER RETAILER. I PERSONALLY HAVE NEVER QUOTED A PRICE ON JUST HOME, UNLESS THE CUSTOMER WANTED
JUST THE HOME AND THEY ASKED TO HAVE IT MOVED AND SETUP THEMSELVES. WORKED FOR AC AND INSALLATION COMPANY, BUILT
DECKS THEMSELVES OR WERE A PLUMBER OR ELECTRICIAN.. THOSE
INSTANCES ARE RARE. MOST RETAILERS QUOTE A PRICE FOR HOME,
DELIVERY, SETUP, AIR, SKIRTING, AND DECKS AT LEAST.

Manufactured Homes are retailed differently in every market. There are parts of the country where it is customary for the dealer to deliver and set the home... there are other areas where dealers are responsible for utility hook ups and other area where dealers contract for well and septic installation. Yes there are many situations where dealers sell home "where is as is" and take no part in the installation.

I have had a dealers license for over 20 years, I am currently in contact with retail operators across the country and never heard of decks included in any retailers standard installation routine.

Don't pass snap judgments on based on customs in your home market prior to understanding the dynamics of the market and the terms of the particular sale.

Our contract states that for 6K, our dealer included:
Setup & Delivery
Brick Underpinning
Water tap/Septic
4-ton AC/heat pump
3 Decks (1 6'x8', 2 4'x5' )

well this is not so easy but hiring a professional may help you, because it could be the process that has to be managed very well
