A great injustice has been done to a single mom with 2 kids. This mom is a homeowner she purchased a manufactured home for 167k 2 years ago. It’s in a park where you have a space rent. To help with rent and bills she after paying cash ,her whole life savings for the home. She contacted a friend before she bought it knowing a stable roommate was key to be able to pay the space rent. he agreed and moved into a room she rented out to him. After 2 years even though his name was on the 5 years lease to the park also as to renting the space, he met a girl and abandoned his obligation and fled. This mom scraped up every penny she could find to cover space rent since it usually came from his rent to her. She was 50 short and while trying to get the 50 up she was late and got a 3day pay or quit notice on door. Never has she been unable to pay rent before. she immediately put all rent minus the 50 in envelope and along with a letter apologizing about 50 short she offered that next month with full payment on time she would be able to pay the 50 and a late fee along with the full payment of rent for that next month. Management accepted the money and nothing more was heard back. Come the first of the next month as promised she had the full rent plus the 50 she was short and 15 dollar late fee. She put it in office drop box at park as that was the procedure for paying rent in this park. It was accepted. Nothing was said. She realized that rent will be a struggle without a roommate and put her house up for sale by owner. into the second week after rent was paid that month she returns home to find a letter on her door by management saying to come to office and pick up all her money (from the last two months) that the eviction was still in place. meaning not only were they evicting her for nonpayment ,time ticked by as she thought all was accepted since in all this time he had the money in his possession and never let her know it wasn’t accepted till now. a man showed up at door a day or two later with a summons for her to go to court about when she needed to vacated her home. She called for legal help and was told she had a good case since he kept the money and did not let her know right away it was not accepted. Legal aid said they would take the case and help her. Just let them know when the court day was. October was the month she was short November was the month she paid on time with the short 50 from oct. so it was now December Christmas time. After she did all the correct responding and filing of paper work, and due to the holidays and the mobile park lawyers having Christmas plans and the court house being closed on dates for the holidays she and her kids had no Christmas due to the financially situation and just waited to hear of court date. It was posted on her door 2days, at night before the hearing. When he went to legal aid the next morning to tell them the hearing was tomorrow they could not assist her no one was available on short notice, they told her she had to go it alone. they advised her to get the most time out of them before she had to vacate the premise because if her house didn’t sell yet and she had to leave she would be responsible still for rent on the space and rent wherever she would be staying next. From 90 days that already had been ticking by since it was counted from the 3 day or quit she negotiated and got 120 days before she would have to vacate. They asked how was she going to pay rent for past due oct,nov,dec, and Jan that had accrued since they would not take her rent and any other rent for the 120 days and after if accrued. She offered to pay through the escrow at the sale of her home. As an insurance to them she said they could put a lien ,so they know she is wanting to pay what she knows she will owe. It was agreed and written in judgment.
Shaken and in disbelief she hired a realtor now to sell her home as to sell faster and lighten the financial burden of possibly paying 2 rents.
The date came where she needed to vacate of sheriffs would come and make her leave and lock her out. To avoid that incident and embarrassment she was out by the agreed date. The park changed the locks. When she asks the park to give her realtor a new key for the lock box and to continue to show the home since it had not sold yet. They were ready to aggressively sell the home and this poor girl now will have to take a greater loss of her 167k investment. You buy with the plan to make money as housing market rarely goes down but this family is now homeless and taking a loss is accepted and the only way for them to move forward. But the park denies the realtor access to property. They will not give her the new key to show or sell the home. The mobile home park then claims this women’s home and sets it for a warehouseman’s lien auction to satisfy her debt of 7,600.00.
Meaning the bidding will start at owed amount to park of 7k if a bid goes to lets say 14k someone gets her home for 14 the park gets paid 7 and she the homeowner gets after fee and transfer fee from this auction she gets the remainder of what maybe 7k. she paid 167k less than 2 Years ago.
She is told the date of auction is sept 10 she get family to finally help her and has the money to pay the debt of 7,600.00 to the park which would pull it off the auction block and when she contacts them to tell them she has the money to pay the park to have it removed from this auction they tell her to late wont do you any good it went to auction on Sept 6th. They told her the 10th. She has been living in her truck for 2 months now, her kids are tying to stay from friends to friends but can not do this. The one child is depressed and angry and being homeless when they have a home sitting in idle. She fears for his mental health. she is stressed and depressed and feeling like she has let her kids down. They are a good family. Honest, hardworking and do not deserve this destitution.

We found out the house did not sell at auction and she went to them yesterday and offered full payment of debt but they would not accept it.
Please put this story out there or send a reporter or is there anyway in which this can be shone to the people of this city and maybe someone can help her. Please.
This family is tired, depressed and financially have nothing now.

I think her or the family should have HIRED a local attorney long ago..Unfortunately free attorneys have to make a living and will often put tough cases off. It is probably not too late now...Local legal advise is required to help her...The time for this was months ago but for sure now...
