1st time buyer from 1st time seller

Buying a mfg home from original buyer. The home was financed, however the loan will be paid in full with my purchase. What happens after the loan is paid off. Do I get a "Title" like a motor vehicle sale? What ownership papers and activities should I expect to expedite ownership? Does anything need to be recorded? The home owner at present is unfamiliar with any and all buying and selling requirements. Kind of like...... the blind leading the blind.......if you know what I mean. Any suggestions or indication of what to expect is appreciated. Thanks
