PIT SETTING MOBILE HOME

WE ARE IN THE PROCESS OF REMOVING A MOBILE HOME OFF A PRIVATELY OWNED LOT,AND PUTTING A NEW UNIT ON THE SPACE TO GIVE MY HANDICAPPED WIFE EASIER WHEEL CHAIR ACCESS.
WHAT ARE THE PROBLEMS THAT WE MAY ENCOUNTER?DOES THIS AFECT
THE HOME WARANTY?

you should check this out thru the manufacture and their engineer and also have a good plan from your engineer for your foundation and drainage. I do not know
what state you are in, ( and this could vary form state to state) but i have seen pit set homes in Texas that have what they call a wick effect where everything starts molding from the bottom up and yes it completely voids the warranty, you might also want to ask to read an installation manuel prior to delivery

A pit set is great unless you have a high water table. Sounds like the Texas problem was caused by that. Also it is imperative that drainage be considered to channel rain-fall away from the home. Along the same lines gutters and downspouts directed away from the home are a good idea. Your local building dept. can be a great source of information or just drive around and see how site-built homes are configured. Oh yeah, ensure adequate ventilation to the crawl space. A properly done pit set in an area where drainage is adequate should not invalidate the warranty. We have a "ton" of them in Northern California.
