Evicted from park, but own home!

I don't know where else to go for advice.

I live in a mobile home park in Middlebury, IN My lease expires next month, and the manager\landlord will NOT renew it! I know by law she has that right...but I still think its Bullcrap! My question is, How will i move my mobile home? Will the Gov't help me, will mobile home movers "finance" my costs? I was so mad when I heard about this, I was just ready to Up & leave the damm house here! My wife & I bought this house back in 2000, ans we were hit with HIGH interest rates (1st house & no credit back then)

Anyone...if you were in my shoes, would you Move it to another park, or just leave it & sell it? NO..its not paid off yet! In fact what i actually OWE is MORE than the homes value. Its the interest that screwed us, but we were young & excited..etc.

Any advice would be appreciated. Sorry if this is the wrong place to discuss this topic/

I might add:
We would only move it within the county area. probably about 10-30 miles rouph estimate. My wifes dad told me to call my mortgage company & see what they may be able to do, or help me move it....becuase they want MY money, not to repossess it. is this correct? my house need a lot of MINOR work.

I might add:
We would only move it within the county area. probably about 10-30 miles rouph estimate. My wifes dad told me to call my mortgage company & see what they may be able to do, or help me move it....becuase they want MY money, not to reposess it and get NOTHING for it. is this correct? my house need a lot of MINOR work.

Hello Mike -

It is unusual for park management to not want to keep a tenant. You didn't mention the reason why you were being asked to leave the park? There are no government programs designed to help you move your home.

It sounds like you have two choices:

1- Sell the home where it sits and find yourself another place to live.

2- Move the home to another park or to land that you buy and own. Moving the home, lot prep, permits, and installation can be quiet costly.

I agree with your father-in-law - talk to the finance company and see if they are willing to finance the move and the purchase of some land.

Well, the reason we are being kicked out\evicted is "outside storage"

I had lawn furniture & misc items stacked behind my shed since LAST SUMMER! Folding chairs, grill, and an outside\patio table. Yes, it does state in the rules to have "No outside storage" but MOST of the other lots in my park have outside storage as well. So I thought if everyone else is doing it, then why would she attack me for it? I was written up 3 times since january to take care of it. Between the Winter, being sick, serious dental work i am having, i never got to it. I also never thought it would go to the extreme of "eviction" either! I could understand if i was not paying my lot rent or something like that! Previous management NEVER bothered me about this little crap. Sure they required the lawns to be mowed, nice appearance on the house, siding..etc..but never this picky! I am not trying to make excuses for my actions, just trying to figure out WHAT I AM TO DO.

Also, i recieved a letter from management on friday. it stated lot rent would be increasing next month, and I CAN be put on a lease\renew it. This really confuses me! the court papers are dated\stamped for April 14, but this paper about the lot rent\lease is dated April 21. Its signed at the bottom by the manager too. can i use this in court and maybe be able to stay living here for a while since she "signed & sent" the lot rent-lease notice AFTER the court papers were issued?

I have a few family members\friends who would help me move my mobile home. My brother-in-law works with a few guys who own\have access to a truck. Is that against the law? I read online you may move it yourself, but still have to have the permit..etc how much do these permits cost?

Geez, Mike, didn't your mom ever say to you, "Just because everybody else jumps in the lake, does that mean you have to do it, too?" Mobile home communities are funny that way; they like to look neat and tidy! Mine has the same rules.

Will you have any trouble getting into another mobile home community in the area?

Well, they are not management material IMO. I have NEVER seen or met this women in the 2 years she has been here. She is actually the manager of another park 15 miles down the road, and only comes here for inspection and stuff.

I am looking into other parks right now as a matter of fact. most are closed right now (6:30 pm) i am emailing them inquiries. I see a lwayer tomorrow morning, thought I am starting to doubt i can do anything...still worth a shot to see my options. If i had money to move my home, it would be no problem really. its the fact that i have until next month to LEAVE that bugs me to death! if i do have to leave, then i only have 2 options:

1. Have a friend with a truck move it for me. get the permits. Find a park
2. leave it here and sell it. It is not paid off yet! I still owe about $13,000 for it. So do I put it up for sale for $10,000 (obo) and pay the rest myself?

I am lost. This happens to a lot of people i guess, and is why you see so many repo's. I just wish i could figure out a logical answer instead of worrying to death about it.

Selling the home where it sits is probably your best option, even though you may not fetch a break-even price. Consider the $3,000 loss as the price of an inexpensive though effective education (easier said than done, I know).
Trying to solicit the assistance of the mortagee may help, but instead of asking for funds to move the home you might want to consider asking if they will "roll" the $3,000 into another loan on the purchase of a new home in another park (depending on the lender this usually has a fair chance of working when there is a good payment history).
If you move the home yourself you'll run the risk of being introduced to an array of Excedrin headaches. There are a host of variables and numerous unexpected problems that can occur. If you own an older home those problems could be magnified, especially if your friend has little or no experience pulling an average size manufactured home or preparing one for the move (which brings up other questions like will your friend's truck tolerate the tongue weight of the home, among other things). Police tend to take a dim view of a manufactured home that is broken down on the highway and creating a traffic hazard. So, if you move it yourself at least have a backup plan and good insurance, particularly liability insurance.

We went to court today. Her lawyer was very nice. He suggested to her to give us 2 weeks to clean our lot\yard then sign a new lease. i am very happy! Thanks for all the support & feedback
