Trying to Sell - Help!
We have an 1983 Doublewide Silvercrest in great condition that we've been trying to sell. Problem is that our loan is at an extremely high rate so even though we've been paying on the house for 6 years we still owe almost $30k. We don't want to make a profit off the sell just need out from under it. Our park will not allow renters, so someone purchasing for investment reasons won't work. We don't want to do a contract of sale as we will be 1300 miles away if anything happens. The home is located in a great area of Las Vegas, NV - so you wouldn't think that it would be that difficult to sell. Any advice - is there something we're overlooking?

yes it not worth what you owe , sory no fancy answer like ox... but its the truth do a contract sell it get a couple of grand down and have them send payments to you also when you move get all the credit you may need new cars home credit cards etc just in case it goes back but remember parks sell and the new owners may let renters i seen one in texas change hands 4 times one year i sold mobile homes 10 plus years hope it helps

Jayla-most of the home improvement shows I watch say that a new coat of paint will brighten any room. Stage your home when someone comes to see it-declutter and take care of the outside as well. Lighten and brighten-mirrors do well on the inside. Minimize your furnishings and depersonalize it so the new owners can envision themselves living there.
If your kitchen cabinets look dated, try refacing. Quality Doors has various door styles and even sheets of self adhesive veneer to make your kitchen look new, along with hardware and mouldings. Can be ordered through your homecenter.
Lastly, you didn't mention if you have wood or vinyl siding. If you have wood, look at some new homes at dealers to see how they look, and mimic that. Also a dealer may be able to find financing for the new people at a better rate and you can let them take the loan over. People have done that here.
If you go with a new home wherever you move, always put it on private land. Holds and appreciates in value. If you were not moving so far away, I would suggest putting it on private land and refinancing. Hope these suggestions help you succeed!
