I am getting ready to close on my first manufactured home. It is going on 4 acres and we have a land/home package/mortgage. How are taxes figured in the state of Texas?

I'm not sure I understand what you're asking. Are you asking how the county figures up what amount to charge you with the taxes? That would depend on your county and school district. You will most likely get two different tax bills - one from the county and one from the school district. They're two separate entities here, or at least they are in the two Texas counties I have lived in so far. To the best of my knowledge, there isn't a difference in the tax rates between "real estate" and a "mobile home". When I lived in a MHP, I just had to pay the taxes on the mobile home itself. When we moved it to our own land, I have to pay the taxes for both the land and the home. The value of each is itemized on the tax bills, but they're added together.

As soon as you're eligible apply for the Homestead Exemption. It will help your tax bill.
