I am thinking about buying a 2000 28x64 Oakwood Freedom Victory (Entertainment pkg), 1,729 sq ft. Appliances, carpet and flooring 1 year old, new solid mahogany entry door, one deck 5'x68' w/porch 10'x10' which has a covered gazebo. Deck on other side of home 8'x12', 6 person hot tub, two car carport, shed w/porch and other outside amenities.
This home is located in Olathe KS in Johnson Co. Do you think it is worth $60,000?

If so the value is all location...location...location...You will have to check the local market conditions to see how it compares..
If the home is in a rental park...you are buying the park as much as the home...be sure you will be happy with it..
If you have to move this home...be sure to remember the cost of moving...many..many thousands...

Yes, the home is in a rental park. I've looked at several parks in the area and this is the best kept one although lot rental is higher. The cost of housing in Johnson County is on the high end.......that's why I'm going w/a mobile home. The house I could afford to buy e.g., $135,000 is at least 50 years old. Does the cost "regular" housing affect the cost of mobile homes in the same area?

Yes....the overall cost of housing..(sale prices of stick built home..townhouses..and even rental rates) has a direct effect on the resale value of manufactured homes...
When buying a home in a park...half of your purchase is the park....be sure you want to be there...check with current residents about their satisfaction...talk to the park manager about the rules and regulations...observe to see if they are enforced or not..
Then shop all of the available homes in that park and see how this home compares...

I know it's be a couple of weeks since your post, but my husband and I are thinking of buying in this community as well. I was wondering if you guys did and, if so, how you like it there. We went there this past Saturday to look at a 2b/2ba, it was very nice, and like you, here in JOCO it's probably the only way we'll be able to afford a home soon, but the schools are good so we want to give it a try. Just wanted to get another opinion on the community. Thanks!

You bring up some very good and valid points. The park we're looking at is owned by a company called Hometown America here's their site: http://www.hometownamerica.com/communities.aspx
They own All-age and 55+ communities in about 22 states, so you are probably right on target when you they only stay where it's profitable.
The reasons we want to stay in JC (for now), is because (1) my husband works in Mission, and if we move to Olathe, we're already moving farther away from his job than we are now (we're in OP currently), otherwise finding land a little farther south or soutwest would be great. I work from home so I can live anywhere. Also, we've spoken to the kid's schools, (they don't really want to transfer again which they did when we relocated here from Chicago 6 yrs. ago); and Shawnee Mission said we could make transfer arrangements for them to stay, however, if it becomes unreasonable, they could transfer to Olathe, but still not have to completely start over again socially (teens...yuck...lol)
Lastly, we're pretty much hoping the park stays around for 5 yrs (when our youngest, now 13, graduates high school), the we'll be heading to NV or AZ, my oldest is planning to attend UNLV next year, so it'll probably be NV.
