Selling Advise

Hello,
We are looking to sell our 1993 Palm Harbor doublewide, currently located in a park in San Antonio. We purchased a new home last year, and had an agreement with the park manager (not in writing) that we were owner financing the home to a buyer. The buyer is my sister, and because of health reasons, is not able to complete the purchase.
The park was up for auction to sell on December 16th and I'm not sure what will happen. We need to sell the home as soon as possible. My sister is still there, paying the lot rent, and rent to us but don't know how long she will be able to do this.
The home is a 28x80, 4 bedroom, 3 bath, with parents retreat. Very well kept, around 2100 square feet. We are asking $28,000 and it is worth more than that, we paid over $60,000 new and we only want out from under it.
Any suggestions on selling fast would be appreciated.
If the "new owner" of the park has other plans than a MHP, what are my rights, and options, as it costs lots to move a double wide.
