We are selling my mother-in-law's mobile home in Texas. We need some advice. We have a possible buyer, but we're unsure what to do next. Do we need a lawyer, or can we do a contract on our own and get it notarized? Any help would be appreciated.
Thanks,
Julie
Selling a mobile home
Re: Selling a mobile home
If real estate is involved..you should have an attorney...
As a home only transaction..it is very simple..TX has an extensive web site for manufactured home information..title information..lien information..
There is lots of info..but it looks like the buyer has to file some forms..but you might want to read through the info here about transfer of ownership and the rules..

Re: Selling a mobile home
There are a half dozen web sites now listing manufactured homes for sale. Considering the number of sales that are being made on-line, the question is NOT should you put your homes for sale on line?, but which site is best for selling your homes?
The answer becomes obvious when you compare the possibilities.

Re: Selling a mobile home
I live in a mobile home community in Georgia. I have been trying to sell my 3 bdrm. double wide, 1996 Fleetwood for over a year. I am asking $39,000, which is what I owe on it. It's a huge, very well kept home. I am not having any luck in selling it, my park won't buy it because they say I owe too much on it. I've lived in it for 8 years. I'm relocating in March and would like to sell instead of losing it. I have good credit and a good relationship with my financing company. Any suggestions on how I can sell my home. I have it listed with a nationwide mobile home listing company, but I have not had any hits since December, so I'm a little reluctuant to sign up with another online service. Any advice would be greatly appreciated.
Thanks.
Thanks.
Re: Selling a mobile home
Moe-you don't say where you are relocating. If it isn't too far-take and put it on land, kiddo. Then if you want to sell, you can do it. If it comes to the brass tacks, see if your finance company will let someone else take over the loan. There have been cases of this here in Iowa.
