looking for a mobile home manufacture that makes a shop style with just exterior walls and windows and maybe just a bathroom. used for a shop

There is no such thing in the business...You can talk to commercial modular manufacturers for this type of product...but these are very expensive...about $80 plus per sq. foot..
You might check with storage building companies...some of them will build to 12 x 40 sizes and be at reasonable prices..they will offer electrical and plumbing upgrades..

What size are you looking for? A built on site steel building might be the way to go.
Or just buy a cheap single wide repo and gut it.
