I'm in the process of selling my 1985 16x70 home, it's in a nice park in SE Wisconsin, well maintained, new siding, all that jazz. . anyone have advice on a quick way to sell it? We've got an offer pending on a house and this is the last hurdle.

My best advice for those selling a manufactured home is to remember it is a house...It takes time to sell any home at top dollar...Quick sales at top dollar are unusual and lucky...
There are cash buyers available for very quick sales...but they will not be paying top price..investors make a living buying low and waiting for that top price buyer to come along...
You might talk to your park manager about leads...they meet every person looking at the park and often might be in a position to help..
Advertise your home...try all the free ads you can find...pay for some in the publications that highlight manufactured homes...Just remember...even site built homes can be on the market for months...even longer..
Presentation of the product is also important...but it sounds like yours is pretty nice..

This quickest and easiest way to sell, at market price, is always to offer good seller financing, if you are willing to do so.
If you are really in a hurry to sell, it may be your only way to get a quick sale without taking the gas pipe on price.

I have a 1989 single wide on a 1/2 acre lot-I own both free and clear(no mortgage) that is situated in SC. There is a 10x20 outbuilding included in the deal. All are in good condition-not fair not excellent but good and leaning more towards excellent than fair. I am going through a realtor to maximize my after sale profit but wonder whether to sell 'as is' or to offer a limited warranty?
I do not plan to leave all issues to real estate agent as there seems to be a fair amount of question in the industry on how to market and sell mobile homes. That is changing obviously but many agents seem to be less than in-the-know-this has been my experience, at least.
Question is: warranty or as is?? I do not plan nor want to much to correct the minor flaws. All systems are original, i.e., a/c, plumbing, electrical, roof, etc.

I doubt you personally would want to offer any kind of warranty...This can lead to very large liability...
You can offer the buyer an insurance company warranty...but..I would offer it as an option...You would be far better spending the $1000 or so these cost in cosmetic rerpairs to put the best foot of this home forward...
Just remeber this is a home and it will take a while to get top dollar..most stick builts in your area can take up to 6 months average...meaning some take much longer to sell...
