Old Trailer Park sold
I bought a mobile home in a mobile home park 20 months ago in Painesville,Ohio.The owner told me a month ago that the park might get sold to a car dealership and get made into a parking lot for new cars. There are 52 mobile homes in the park and everyone might have to move or abandon there homes. Most of the mobile homes are 40 years old and probably will fall apart if moved. Is there any legal right for the compensation of the loss of our homes? I never even signed any papers to live in the park. Thanks everyone. (9-14-00)

I'm not familiar with Ohio laws, but I can tell you many states have enacted laws to "protect" manufactured homeowners in such cases. Unfortunately most of those laws only offer partial or limited protection. In New York, for example, the owner of a manufactured home park owner may change the use of the property by providing a mandatory six-month advance notice to all residents. Yes, the outcome would be the same (all manufactured homes would need to relocate) but at least there are six months in which to do so.
Another consideration: It sounds as though most of the homes in your park may have been built prior to 1976. If this is true, each such home could likely fail to qualify for relocation because those homes do not meet federal construction code guidelines (commonly referred to as the "HUD code").
Accordingly you should contact your state manufactured home association and question them about the two points raised above. You should also question them about potential compensation for a situation such as yours. Most state organizations are listed in the phone book.
