Final Inspection Check List

We have seen mentioned in other posts a "punch list", (a check off list for a final home walk through/inspection after set-up), any possibility that you/anyone might have a pre-created or formatted list of the things a new home owner should be looking for and at? We are strongly considering purchasing a Patriot Crystal Valley Jackson Cove home. If we decide to purchase, we would like to be certain that we have all of the details covered once the home is set up, so that we do NOT run into any of the difficulty we have read about in this forum.

Any other thoughts or ideas on this home or doing a final walk through of a newly set-up home would be greatly appreciated.

Also, any ideas on what the best set-up is for putting this home on a basement? We are considering doing insulated foam forms/poured basement. It is alot of square feet in the end but if you can double the size of your home for just 25% of the original price of the home that is worthwhile, wouldn't you agree?

Check out the owners manual of the home...most owners manuals...or set up manuals have a walk through in them...

The "Punch List" is not the same as a walkthrough "Check List."

A punch list is nothing more than incomplete work that needs to be done
prior to you, the buyer, assuming ownership of the home.

A buyer and seller usually agree to have the items on the punch list
completed before ownership of the home is assumed. It is not out
of the ordinary for minor items on the punch list to be completed
after you move in. You just have to work that out with the seller.

Be sure to get everything in writing including an agreed upon date for
completion of the work, if you decide to waive some of the punch list
items. You might do this if you need to close on the home loan, and
then, the lender might require it in writing.

If you have a construction loan, you might hold out 5 or 6K until all of
the work is completed to your satisfaction. This forces the seller to be
very prompt in completing the work. If you wait until after you have
moved in, the seller might drag the work out over a period of months..... if
they complete it at all.
