finance land?

We currently live in a MH Park. We have found an acre of land we would like to move our house to.Can the cost of the land, site prep, moving and set up be all financed together with the remainder of our mortgage or does land have to paid off in order to this? I submitted the financing form from this site but I just get 'form' type letters that say refinance for debt consolidation or home equity type loans etc. We have called Wells Fargo on several occasions and just received the same type form letter and a statement saying there is an over $300 application fee.I can't seem to get any answers. I just want to know if we need to try to purchase the land and once it is paid off move to it or if it can all be done together.Thanks!

It can all be done together...it's done all the time. It may very well be a re-finance, but you'll need to actually talk to somebody. Wells Fargo should be able to tell you you can do this before you spend the app fee. But if they can, the app fee is pretty standard. If they can't, they should tell you before you fill out the paperwork, providing you tell them what you want to accomplish. If you can't get an answer from Wells Fargo, go somewhere else. People on this site will respond w/websites you can go to, I'm sure. You shouldn't have a problem.

I have never heard of an app fee. That doesn't make a whole lot of sense. All of the fees and such should be rolled into your closing costs. All you will be doing is refinancing your land with a house rolled in. It's exactly the same as a regular site built mortgage with a little more paperwork and a little higher interest rate. If you are in Texas don't bother with Wells Fargo because they aren't touching man-homes here anymore. Good luck.

Submit the request form at www.manufacturedhomelender.com They off a great way to comparison shop for a MH loan in a secure, pressure-free environment. You don't have to leave home, spend hours on the phone or jump through hoops to get the best rates. They have a few dozen participating lenders that they submit your request to, so you can sit back and wait for the right lenders to contact you.

By shopping for the right lender you can save quiet a bit of time and keep more of you hard earned money. I have refinanced my MH twice in the last five years and can tell you that the right loan can add up to much lower payments that will give you substantial savings over the years. We are paying almost $200 a month less now than when we first purchased the house.

do yourself a favor do not call a bank they first of all do not do it and they all charge a application fee that is pretty standard. Start out with Vanderbilt mortgage
or 21st century, or chase manhattan there are more do a search.
DO NOT put your name in until you ask lots of questions make sure they are the right lender for you and your needs. You do not want your credit ran to much.
I hope this helps Be prepared they all have limits on improvements as in wells,
septics. escavating moving the home slabs driveway electric ect.
You probably will need a decent amount $10,000 and good credit.
Been there done that it is definately worth it though.
do not out your name in any broker they will run your credit all over you can do it yourself with a search .
