Walk through last night....
Finally, w/all the problems we have had, another person came out last night for a walkthrough 7 months later. Everyone that WAS involved w/selling us our home has went elsewhere. The original people are not even there anymore. All of the bosses and salesmen! The people now could NOT find any walkthrough list that our seller made out from our move in (Oct.31,2003). They had to start over w/a new list. It was almost 4 pages of major stuff to fix. At least hopefully we can get somewhere. Thanks for everyones help w/ my questions. FOR SURE POSITIVE I have a MODULAR home. No if ,and's, or but's. She found the tag and gasped. She said, "Oh my goodness, this IS a modular and the work was done like this???" A modular goes through the state and is a much more elaborate and expensive, well-built (like a stick built) home. Most of the stuff in our home was delivered and set up like a singlewide trailer. Cheap plastic sinks, toilet seats, faucets, etc. Siding was major buckled she said, gutters coming off, cut marks and discoloration on the kitchen floor, etc. You can actually pass a piece of paper through the wall from my bathroom to my kids closet! The night before she came on Wednesday,at 5:20 A.M., (the wee hours of the morning when you are DEAD asleep, the long shelf in the master bdroom closet just FELL off the wall completely. All clothes crashed and what little bit was on top. ???? Scared us absolutely to DEATH. We just left it on the floor for her to look at. Mr. Murray, if you are there, let me know what you think??? Unfortunately this will hurt your efforts in getting official help to make Champion take care of its problems...
Remember HUD does NOT regulate modular homes..The state govenment office that regulates manufactured homes will NOT help you with a modular home..
If you will need government help..you will need to research the government department that does approve mods in your state...and find out if they have any enforcement capability...If so..do not wait..file a complaint..
For others reading this.....Your experience proves that just becuase it is a modular..does not mean it is a perfect home...quality can vary and workmanship can be all over the place...Do not allow a government designation make you think you should buy without the proper homework and education..

Help murray...I thought I was doing good. Now I'm scared I'm gonna be up the creek w/out a paddle. Please if you have any important info. that I need to know, tell me so I can check into it. Did you write the state? They allowed the home to be certifiied to their codes, they want to know when the manufacturers don't do their jobs.
Did you write to the CEO of the manufacturer's corporate office? That would be step #2.
Did you release all the money yet? if there is any money left in your loan, write the bank and tell them specifically to wait for your written authorization before releasing any money!

Eugene, No I have not written anyone yet. I guess I should. I always give everyone the "benefit of the doubt". I want to really think in my mind that this new lady who came out to do the walk through will get things done. But I thought that with the first guys too. I want to give them the chance because they had nothing to do w/what happened. But...I want to get all this mess done too. I mean we have went through enough already and now if they DO fix everything, we will almost have to MOVE OUT to get things repaired. It is that MUCH to do. I got her out so fast because I told her I was getting ready to go to the state w/complaints. She said "No, don't do that", let us come out first. So, do I write or not. We are talking over $700.00 a month in a house payment for 30 years. What do you mean have I released all money. (at closing or the full house payments?) There is a butt-load of money left to pay for 30 years. Let me know, and thanks very much.

I think what Eugene means is did the mortgage company pay the builder/dealer in full yet. In most cases they pay at the time of closing but in some cases there is escrow money to be released after completion of all the punch items have been fixed to the owners satisfaction.
The best way to buy any home is have the dealer profit held in escrow until you are satisfied, within reason. Dealers I have spoken to do not like to do this but if it means a sale they can be enticed to accept this provision. No dealer I have spoken to will let you pay on delivery but by paying for the home and having an escrow hold the profit they are assured the money is there after they complete their part of the transaction and it just gives them an added incentive to get things done in a timely and correct manner.
