Hi all I thought some of you may be able to give some advise to us. We have our home on someone elses private property. They have decided to sell the property and the closing is this comming November. We are going to have to sell or move the home. We have opted to sell as we can't find a location we can afford (we currently pay nothing for the land where we are).
However, we understand that it can be difficult to sell a home without land. Our home is still under the manufacturer's warrany and is in excellent condition. It is a bit of a catch- 22 for us as we hate to sell because we loooove our home but just can't afford to go anywhere else. Is there anyone out there who has sold a home without land? Any suggestions? We have it listed here but since we are under a time crunch we want to be as active as possible to try and get it sold. If anyone has any ideas, please post them for us! We'd be so appreciative.

You are about to take a pretty good bath...Selling any home..brick..stick built..modular..or manufactured without the land is very expensive to the seller...Generally you should expect the manufactured home to sell for about 50% of the full replacement cost of a new one..That is assuming the buyer has to pay for the move..
Remember...most likely your skirting will be trash and have to be replaced..
A major point...the warranty is not transferable to a new owner...plus all warranties end when the home is moved...Do not use the warranty as a selling tool..You might end up liable for damages..
